Key points

Implications for lenders

A falling NPL ratio can hide rising bad loans when the book is growing: NPLs rose by about +0.4% in the quarter even as the ratio fell to 5.49%. Lenders tracking their own portfolios may want to watch the NPL stock and vintage performance, not only the ratio. For underwriting, a mortgage with a housing lender whose NPL ratio is near 5.49% suggests that debt-service checks on these households deserve care.

Implications

ExecutivesHousing credit to lower- and middle-income households in Thailand is still carrying bad loans at a ratio well above the commercial-bank level, even as the state lender keeps expanding.
InvestorsA falling NPL ratio driven by loan growth rather than lower NPLs is worth reading together with the bank's loan-loss coverage, which rose in the quarter, and its capital ratio, which remained well above the regulatory minimum at end-September.
OperatorsHouseholds with a GH Bank mortgage are a large borrower pool; their housing instalments and any rate step-ups matter when assessing them for other credit.

Facts

Asset quality: Government Housing Bank (GH Bank), Thailand's state-owned housing lender, reported non-performing loans of THB 107.3bn 1 at end-September 2026, an NPL ratio of 5.49% 2, compared with 5.81% 3 a year earlier. At end-June the bank had reported NPLs of THB 106.9bn 4 and a ratio of 5.54% 5. Loan-loss allowances covered 153.10% 6 of NPLs, up from 150.76% at end-June, and the capital adequacy ratio was 15.35% 7, against a Bank of Thailand minimum of 8.50%.

Lending: the managing director said in remarks reported on 30 October that the bank extended THB 186.5bn 8 of new loans in January–September, 75.56% of the full-year target of THB 246.8bn 9. Total loans outstanding reached THB 1.95trn 10, up 3.37% from end-2025. In the first half the bank had lent THB 123.1bn 11, and loans outstanding stood at THB 1.93trn 12, up 2.14% from end-2025.

Analysis

Ratio versus stock: between end-June and end-September, NPLs rose by about +0.4% 13 while loans outstanding rose by about +1.2% 14. The lower ratio therefore comes from a larger denominator, not from a fall in bad loans. Third-quarter new lending was about THB 63.3bn 15, and meeting the full-year target needs about THB 60.3bn 16 in the fourth quarter, a similar pace. The Baan Kon La Lang PLUS line of THB 50bn 17, open since 15 October, falls in that period, with 80% 18 reserved for borrowers assessed under relaxed income criteria.

Cross-lender comparison: Thai commercial banks' gross NPL ratio was 2.82% 19 at end-June, and Kasikornbank reported 3.18% 20 for September. GH Bank's ratio is well above both. The figures are not strictly comparable: GH Bank is a specialised financial institution with a book concentrated in housing loans to lower- and middle-income households, while the commercial bank figures cover all loan types.

Counterpoints and uncertainties

The figures come from the managing director's statement as reported by two Thai outlets; the bank's audited statements may differ in definition or detail. The year-earlier comparison point and the end-June figures come from different releases. Flood damage in 2026 and the step-up in rates on subsidised loans after their promotional periods could push NPLs up, while the large new state-backed loan line could lower the ratio further simply by enlarging the book. The release gives no breakdown of NPLs by programme or borrower income.
